Realising the need for complete project sign-off, JA Consultancy (UK) Ltd was set up in 2008 to deliver such an objective.
JAC initially specialised in Defect Management using a Close Out and Aftercare Management methodology. This focused on improving delivery and achieving all parties’ expectations. Whether the approach was planned or reactive, JAC created bespoke processes incorporating the need for Quality Control.
Furthering an initial long-standing relationship with Marks & Spencer, we have worked closely to deliver on this objective of complete project sign-off, and to date have accomplished over 250 store modernisation and development schemes with a gross budget spend over £500 million.
Our clients demand defect-free projects as an essential element of any building scheme. The need to complete on time, to agreed quality standards and to cost targets is fundamental to any successful project’s conclusion; our knowledge and ongoing experience of defect management allow us to consistently deliver to all our clients both new and old.
Building on our continued successes, we have expanded to deliver full project development from the client’s initial brief to the end-user. Recent successful deliveries include the new £35million multi-award nominated Project Heart Centre at Welwyn Garden City for Tesco’s, gaining planning permission for a new 460-unit mixed-use residential scheme in Watford, transforming a rundown ex-print works; managing a complex demolition process finally remediating and regenerating a brownfield site. These examples further emphasise our capabilities.

Aided by our strategic financial partners, we oversee when required overall operations and fundraising efforts for either a scheme or an organisation.
Recent success has seen us gain significant planning permission on behalf of one of our Joint Venture clients taking a scheme from concept to RIBA Stage 2. This concept scheme has been sold and in collaboration with the purchaser, we have further developed the scheme for cost certainty, taking it to market for construction. Work has now started with site set-up and piling matt.
Complete Project MANAGEMENT
In line with RIBA plan of work, we can deliver complete projects from the initial strategic definition to conclusion when the scheme is in use.
As project managers, we have recently handed over a £35million state of the art, multi-award nominated, multifunctional space for Tesco PLC’s head offices. This new campus will provide new event space, atrium space, testing kitchens, offices, gym and a new Tesco Express.
